Like our fixed fee for selling we also try and keep things simple when it comes to fees for property management. Management fee 7.5% plus gst or 8.25% gst inclusive Letting fee = 1 week’s rent plus gst. Advertising – $79 That’s it. We DO NOT charge for lease renewals, title searches, administration fees, statement fees, income and expenditure reports etc etc. It’s all included in the above.
We inspect within six weeks at the commencement of a new tenancy. For the first twelve months we inspect every 12 weeks. If we are happy with the tenants and the overall condition of the property after the first 12 months then we will then inspect every 16 weeks. This allows us to manage our overheads and keep our costs competitive.
Yes. Your property manager will provide by email a report and photos which will provide details of the overall condition of the home both internally and externally. Repairs and maintenance issues if any, will also be outlined in the report
No. We do not spend any money on your investment without contacting you first. The only exception is if it is an emergency and we are unable to reach you. For all other repairs and maintenance we will email or call you to discuss first.
Yes. We understand the importance of troubleshooting and we discuss the problem with the tenant first to gain as much information as we can. In some instances we are able to resolve the problem without any cost. If we are unable to resolve the issue, we ensure we obtain as much information as we can as well as photos. This ensures we have all the information we need to discuss with you and the trades person so that the work is completed as efficiently and as cost effective as possible.
Yes. We work with local electricians, plumbers, locksmiths etc who undertake a high standard of work for a competitive price. We are always monitoring our tradespeople as well as adding to our database when we receive recommendations or positive reviews. It’s important to highlight that we do not receive any fee from the trades people we engage in return for the work they do.
Wherever possible we will obtain a quote for you, especially for those repairs that are outside of everyday general repairs and maintenance. However we are finding that it is becoming increasingly difficult to obtain free quotes for smaller jobs even with trades people and service providers we use on a regular basis. Free quotes are becoming more and more difficult to obtain. Generally, based on past repairs we should be able to give you a guide price to the costs involved.
We have low to nil rent arrears on the vast majority of our properties. The legislation with regards to rent arrears is strictly enforced. We constantly monitor rent payments to ensure that tenants remain on track and do not fall into arrears. We do not send out impersonal automated messages. When a tenant’s rent is in arrears, wherever possible we call in person to discuss. We need to know why their payment is late and determine what steps if any will be required to ensure they remain up to date.

Yes. We work with the current tenants to arrange inspections for new potential tenants to ensure that we have as little downtime between tenancies as possible. Empty properties cost money.
Our tenant selection process is robust and thorough. However we cannot guarantee a 100% success rate. However we can categorically state that our track record to date overall has been excellent. There are various levels of landlord’s insurance available. From the basic to the Rolls Royce of cover. As with all insurance consider what is important to you.
